Tenancy laws govern the relationship between landlords and tenants in Lagos State, otherwise known as one of Nigeria's most populous states. The state government has enacted a series of laws to protect tenants' rights, including rent control measures, security of tenure and other standard legal norms for real estate transactions. In this article, we discuss some of the most important tenancy laws in Nigeria.    

Tenancy laws govern the rights and responsibilities of both landlord and tenant. They also regulate the relationship between these parties.     

Landlord's Obligations     

A landlord must provide a safe and habitable dwelling unit. He must maintain the property in good repair, keep common areas clean, and not allow his tenants to damage the premises. If he fails to do so, he may be held liable for any resulting damages.     

Renting Out Property     

Landlords who rent out their properties must ensure that the rental agreement clearly states each party's responsibilities. This includes things such as how much rent will be charged when the tenant needs to move out, and whether the landlord will pay for utilities.

Rental Agreements     

A rental agreement is an agreement between a landlord and a tenant. It sets out the rights and obligations of both parties. Rentals agreements vary widely across different countries and states. They also differ based on whether the property is residential or commercial.     

As a tenant. you are entitled to request from your landlord that you have a written tenancy agreement. A tenancy agreement is an important document because it basically outlines the terms of your tenancy in the property, in fact one could argue that this Is the most important right of every tenant. Landlords can refuse to issue    

a tenancy agreement. but if your landlord does not give you one, then you should be very wary. In tenancy agreements of over 3 years. it is mandatory that the agreement be in writing.    

Unfortunately. even when the landlord issues a tenancy agreement. most tenants just sign the documents without reviewing it property. ideally this agreement should be reviewed by a legal expert.
