Real estate companies are starting to charge buyers a showing fee for a few different reasons. Firstly, it’s important to note that this is not the norm in most markets and only certain companies are doing it. That being said, the main reason for the fee is to protect the listing agent’s time and resources.

When buyers go to view a home, the listing agent typically has to do a lot of work in order to prepare for the showing. They have to call or email the homeowner, make sure the lights are on, unlock any locks, get feedback on any offers they’ve received, and answer questions. This requires a significant amount of time and effort on their part, and so they are looking to recoup some of those costs by charging a showing fee.

Another reason why some companies are charging a showing fee is that it helps weed out serious buyers from those who may be wasting their time. By charging a fee, it lets agents know that the buyer is serious about viewing the property and is less likely to back out at the last minute or ask for something unreasonable.

It’s important to remember that not all companies are charging buyers a showing fee and many agents still view it as an inconvenience that they would rather avoid. If you’re looking at properties in an area where this is becoming more common, however, be sure to factor it into your budget.
